Sunday Musing

       A great Sunday....Not just the lack of snow, but how about those JETS winning in OT over the Giants as Gang Green improves to 7-5 and with a strong ending could get a playoff spot.
        Monday, we have a City Council meeting with a light agenda. Wednesday its a tour of the Arena. I have a dinner to make presentations at on Tuesday, and my last trip to Albany on Thursday for the awarding of Regional Council awards from the Governor.
      


     This vacant lot behind the former Brew Ha Ha on Coffeen Street is now for sale, but the owners want $100K for the two tenths of an acre.  Meanwhile the listing price for the Brew is $225K.
       Imagine what my place should be worth since its open and makes money .
        I do think that's a good corner though, for the right person with the right idea.

Pretty sure location has something to do with the value.

Its not the corners that are rare, its the right person with the right idea that is rare. Plus, don't forget that the right person has to have a big fat wad of cash they are willing to lose, to go along with the right idea. I wouldn't take a bet that they would get even half of that asking price of $100k

Laughably over-priced. Both locations combined are worth $100,000 at most. If it was such a great location, someone would have already opened up another coffee drive-thru or maybe a frozen yogurt shop.

What is the land down on Factory Street that PJ wanted to buy worth? More or less now that the dog park is dead?

I would think that your place, given the good condition should command a figure in the $80-$100K range.

If I was PJ I would now offer you 50 percent less then the previous offer he made as a drag your feet penalty on the original offer. Put that eye sore lot back on the darn tax roll and generate a little income from the sale and future property taxes .
